My moms heat has gone out 8 TIMES IN THE PAST 5 WEEKS!!! They say the furnace needs to be replaced, but they refuse to replace it!!! My moms apartment is always BLOWING COLD AIR IN THE WINTER!!! She pays over $1500.00/month to live in these HORRIBLE conditions! Then when she complains, THE MANAGER YELLS AT HER AND TELLS HER NOT TO START STUFF!!! My mom is so afraid of the manager yelling at her and retaliating! I am so OVER this manager YELLING AT MY MOM FOR WANTING HER HEAT FIXED!!! There are several residents whose heat are going out, but they REFUSE to replace it! They just send their maintenance men who are NOT HVAC, they get it running and the next day it goes out again! Even Family Heating and Cooling said the furnaces were really old, and need to be updated! Mice are in the place BAD! There are mouse droppings all over my moms apartment. Also, when I took the trash to the compactor, there was a huge rat tail moving! RUN FAR AWAY!!! IF THE PROBLEM IS NOT FIXED SOON, I WILL BE CONTACTING THE WESTLAND BUILDING DEPARTMENT, ELDER LAW AND THE LOCAL NEWS!!!!

My friend's mother moved in 6 years ago. When Optimum Peace Home Health came in, it was a dream come true. When they left, My friend's mother became severely depressed. Telling us that the care she had was excellent and they were very personal about making sure she was comfortable and giving her companionship that nobody else could give her the way she explained it to us. After one month, she moved to nursing home and passed away. We discovered that there were several families in this place that the same situation happened to them. It is very sad when management allow people to come in and work in these offices for just the money and then tell other residents that they have to pay for their own things to be fixed when they put a lot of money forward to pay to be there. These are people that work all of their lives either a teacher or a healthcare worker or GM or state workers and all sorts of jobs that helped keep our state going. Make good choices. It does matter.

The downhill slide in every area began at the beginning of 2025 and has become completely untenable. Building filthy, infested, uninhabitable and most areas closed off, residents ORDERED in writing to stay in their rooms. Lack of staff and management has lied over and over again

Current management has gutted services while raising rent. Building is poorly maintained and heat not working during coldest winter days. Lease signed that stated meals included but now charging an extra $[removed] month for meals. Many residents have moved. This used to be a warm, welcoming place.

Over priced, over promised and looking for anyway to cut corners. Food quality has consistently diminished over the last year and now they are limiting how many meals are included and have the audacity to call them complementary. No longer serving a hot breakfast, rather putting out a pot of oatmeal and sugary pastries. The management is telling residents that they should be utilizing their full kitchen and cook for themselves. Their management team has been replaced several times and now only cares about the bottom line and not their residences. This all happened within 60 days of a rent increase. We have asked a number of times to speak to the people who make the decisions. We have been told that they will “absolutely call you back and address your concerns” but no one has called us back. They charge a premium to rent there and it is not worth it anymore. You would be better off moving your parents to an [community removed] because that is same quality that The James is now. I would look

The James used to be a wonderful, cozy atmosphere where administration cared about residents. Since Associated Management now manages the building, everything has gone downhill. Rents raised while amenities cut. Unhelpful, rude administration personnel who hide in their office and do not engage with residents. Everyone is missing the prior management company Parallel Management and the former administrator.

The office staff was very polite when we walked through the door and sign a lease with our mother. The very next week, they were absolutely rude and acted like we were bothering them when you asked them simple questions. It takes forever for maintenance to come in and fix any past problems that have happened that they have not told us about previously. There is no entertainment and we discovered that the staff has turned over several times with no communication or respect. No entertainment and no social hour. And we found out the health care agency Optimum Peace Home Health has been dismissed from this place in which we heavily relied on. We do not have respect for this company and the way they handle their business. Please, think twice before you sign.

The poorest, poorest, fake advertisement that I have ever seen and heard after experiencing 1 year of my family living here. They have changed management so many times and they never have service when you're apartment needs maintenance. They are rude to my family members and to other residents that live there. They have no entertainment and the residents feel like they are in jail with no comforting words coming from any of the staff. We are going to miss [removed] that was a wonderful company that moved in here a few years ago and was hand in hand helping those needing health care. Bringing on a company that is similar to a ready care. They have no personal door checks or health care that is on a regular basis coming in for visits. This is basically an apartment building with nobody here. You might as well go and pay for an apartment of your own instead of paying this kind of money for nothing.

No home care services. Constant changes without notifications. No entertainment. Treated like lab rats. We miss Optimum Peace Home Healthcare already. They were the best at keeping up and making sure that we were cared for. This company took them away from us. We won't get the care that we need now that this company is leaving. Don't let Associated Management fool you.

We love [removed]. But, Grandhaven Manor Staff is so unprofessional and rude to us and my neighbors in the building. There is no entertainment and no social time that they will put together unless we put it together for ourselves. We spend our hard-working money to be in a place like this and we get treated like we are in a prison. Especially from upper management [name removed] and [name removed] are the worst people to be in charge. They say they are going to make fun games and things to do but they just hide in the office and nothing decent to say. Just a big cover-up.

Moved in 3 years ago. The building is nice, but not to my liking. Beware, It’s a very “Toxic” environment. It may take a little time to locate the right apartment, but please be diligent, and it will pay off. Don’t bother moving to this place!!!

PLEASE Don't be FOOLED by the Outside appearance of This Building" Elmhaven Manor" 600 W. Walton Blvd. Pontiac MI, 48340!! Management Spends Tons of Money "paid for by Tenants rent" on the Outside of the building parking lot and surrounding area plus Main Entrance lobby BRAND-NEW furniture but spend the ABOSOLUTE least for repairs inside Building and Tenants Apartments!!! And if you're Sensitive too the Smell of Lawn PESTICIDES PLEASE DON'T MOVE HERE!!! If I were Allowed more Space for SOOO many more COMPLAINTS I would!!!

Lived there for 4 years. Has changed office staff 4 times. Maintenance staff is willing but nothing has been done to keep the building up. Paint peeling, water pipes burst, loses power. Their bus is being fixed more than it is running. The current manager is unresponsive to requests to speak with her or does nothing about complaints. Their motto seems to be if you can pay the rent, they will rent to you whether you are truly independent or not. They do not always meet whoever will be renting there. As a result, the police are called often. They have had a bed bug problem for over 2 years. The activity person has anger issues and has lashed out at residents, has road rage. Home office knows these issues and does nothing!

Been here a few months. They have been in my car three times. This week left the door and trunk unlocked. [name removed] the manager and [name removed] the maintenance guy are constantly in my apartment or at my door for no reason. The heating and cooling company came when I wasn't at home and left the doors open all day and I had to change my locks. There are pictures on the internet taken by various individuals as I walk across the parking lot even in my apartment. I told [name removed] about my problem and she tells me I need to be watched and in a nursing home. I can't even file a police report they say it's your word against there's all they are going to do is deny. I have things missing in my apartment and I am afraid to file a claim because of the neighborhood I live in. [name removed] the manager has antagonized harassed and embarrassed me with little help from Associated Management. They need to control their employee. This is not a nice place to live. It's like living in twilight zone!

I’ve lived here in Grandhaven 3215 almost 2 years. I discovered that I have been completely violated for these 2 years. The staff is going into apartments when no one is home and stealing, rearranging items, I’m pretty sure they have come in to the unit while I was asleep. They have terrorized my kittens to no end. They took my spare keys from the night stand by the head of my bed and have been in my car leaving it unlocked and or the hatch door wide open. I am frightened to death and can’t do anything about it. Don’t move in this place you don’t get help from any Managers.

I just moved in December 2021 put a work order in 3days after move in I waited and waited put another work order in I’ve put in over 4x’s and also went down to the office and told 2 staff members what needed to be fixed still no maintenance is done!!!!! Then we have several tenants who keeps stealing my cable streaming using all of my accounts keeps changing my passwords and messing with the wires in the apartment complex and I have notified management and nothing is being done about these issues. There are some SCAMMERS/HACKERS that claim to be Investigators but if they really are why do “THEY STEAL” ????? It’s a whole lot of things going on in this apartment complex that needs to be addressed but no one will speak up hum I wonder why!!!!!

The leading agents did not keep our tour appointment. After waiting for ten minutes, we asked the security guard how much longer. The security guard went and checked the office and said that they had gone to lunch. Very poor first impression.

No one showed up. Latoya indicated that they are no longer affiliated with a place for Mom and that is best to call ahead before you come I rescheduled for Monday to view the property and I'll see what happens then also the application fee is $12.50.

Really not much to do for the seniors for what we pay sometimes me and my mother would hear arguing coming from the office. plumbing is old and they had to shut the water off again the other day. water was gushing out of the ceiling. I don't know if the maintenance person even knew how to fix it the water was off for over 8 hours we also noticed mold in the furnace closet when someone was fixing are ac unit

There was a fence by the dumpster that was knocked down atleast 4 months ago, I talked to a tall maintenance guy said he was going to install a new one it still is not there and same guy was suppose to do something for my mother she has asked 4 times it never was done. For a maintenance person this guy is the laziest. My mother also had a work request for a crack ceiling for years and it wasnt fixed until a new maintenance person was hired 2 years ago.
