could use : more structured activities on a REGULAR basis; daily exercise; room with equipment music and supervision; continual cleaning and maintenance: wipe down doors repaint doors and elevator doors, fix roof leaks, overhaul heating/air units, wash windows changeround door handles to lever model; change lighting to LED- too dank presently' change carpeting in apt hallways; Food is very good. This is an older facility. It requires a little more care to keep the standards at an acceptable level.

Don’t do it

They were very friendly when moving in . Once the lease was signed, never could get anyone to answer the phones. My loved one was in assisted living. Had to go to hospital. When she was returned there was no one there to let her in. She had to go back to the hospital. Until the next morning. I live out of town, and couldn’t bring her back. Once we weren’t happy had to jump through hoops to get out of the lease. Have to get something from doctors stating she can not be alone, which she was in assisted living which made no sense. Hopefully the new management team will do better

Oakhaven Manor is very independent. It is a high rise, about 6 stories tall and I was not the biggest fan of that set up. It was just not the right fit.

It's a great idea, but a great idea only. They have to follow through.

The apartments are not clean. The appearance of the place is rundown. The carpeting has spots all over it. I have four items for them to come and check, things like nails popping up, porches needing to be power washed - they're dirty with spiders all over them. When I moved in, there was feces on the bathroom wall and on the toilet clips. There's "bruising" all over the walls where the paint is being rubbed off. They don't have anyone to clean, and the apartments are not clean and not move-in ready. Initially people were nice, but there was a manager that was horrible. I don't know if they have to have geriatric trainings or whatnot, but that would be very helpful for management. But, that person is no longer here. I haven't heard much about the new manager, but she's very nice and personable and easy to talk with. We'll see how things go. They're having quite a bit of turnover and seem short-staffed. The maintenance staff is good, but it seems like there's no manager that's responsible for overall upkeep. I feel like the building is falling down around us. The food is many bad meals in a row. The activities are for children, not adults. The need to make sure they're doing things for adults. There aren't that many activities in general. They do have parties once a month, and those are nice to get together and see everybody. I think the money you pay is way more than what you get. The kitchens have a stove that you can't even time anything on or do anything with. It's missing a lot of important things that you should have on a stove. There's no microwave. It's not modern at all . This place is so small I can see the whole thing in once glance. I just feel it's overpriced. They should add a pool. That would go a long way in adding value.

I wouldn't even move my enemy there. I would not suggest it to anyone.

I strongly recommended not to go there. It has changed ownership several times and has really gone downhill. With the change, they seem to have had a big turnover in staff. It's no longer as clean as it used to be, and repairs are no longer done quickly. It's hard to even find someone to help you with anything. They don't follow the care plan outlined in my loved one's contract. For a while, they had a visiting protocol where you had to schedule an appointment and have a negative Covid test. But they never verified the Covid test results, so what's the point in having the protocol if you're not going to follow through with it? They let in a visitor who had Covid, and had they checked and followed their own protocol, that person would not have been allowed in.

Worth taking a look at

I like the layout of the Park at Franklin. My uncle does not like the food. They don't have very many menu choices. He says they offer a lot of hot dogs and hamburgers as options. They have outdoor space and a walking path.

Don't believe the fancy intake speech

Don't send your love ones to this facility. They talk a good game but never follow through on most of the things they say or do. The Intake department will tell you what you want to hear and after you sign on the dotted line they tell you that your love one needs to be place on another level because they need more care. You have two choices send them to another level and pay more or find another facility which you would lose your initial payment which is over $1,000. And don't have an emergency at night time no staff to be found at all. Their transportation is always broke so do not depend on your love one to get to the doctors office on time or going to the grocery store. And if your love one is in a wheelchair forget it completely; no activities for them.

The facilities were pretty but the atmosphere was cold. The administrator jumped directly into pricing and was dismissive of some of my questions. She also said there was no availability upcoming and when I explained that I was told there’d be an opening in six weeks, she asked off i called last week because there was a new girl in the office and she didn’t know what she was doing so she didn’t last long and probably gave us bad information. A) I didn’t like how easily a former employee was thrown under the bus and B) A Place For Mom called the day before and confirmed an opening 6 weeks out. Regardless, we did not get a welcoming feeling from this place.

We were not happy with the care from this community. We were informed on an amount and then we were informed on a differnt amount on the billing. We have not been happy due to the fire alarm goes off very often. We found that there was someone that was inside smoking. the carpet is not clean. I did not like that the staff was rude. We would not recommend this community due to the billing issues.

There is very little participation in the activities. the activities are poor, not enough. The Carpet is missing in three of the hallways due to a previous fire the floors are concrete and have not been swept in 2 weeks. The food is horrible. Would not recommend this place.

Cleaning service needs a lot of improvement

Our experience with The Fountains at Franklin has not been a good one overall, unfortunately. We've had a lot of issues with their cleaning service, and it is really detracting from the entire experience. My loved one is in the assisted living portion, and assistance with cleaning is part of that service. From what I have seen the cleaning crew just seems very lax. They are supposed to do a thorough general cleaning of her room once a week, and it sometimes goes much longer between cleanings. Her bathtub and bath chair are usually dirty looking. At one point she came down with a stomach bug and had been vomiting in a bucket, and when we brought her back from the hospital the unemptied bucket was still in her room. They really need to show a lot of improvement, and unfortunately I have not seen much despite constantly bringing it up with them.

I didn't tour the Swanhaven, but did drive into the driveway. The first object I noticed was the Sattelite dishes on the balcony of some apartment. Went inside to check if someone was there that could show me around, nobody was there. It seems they would have a manager or someone there that I could have talked to. I went to Sterling house and they did find someone for me.

Housekeeping Has Been Suspended....

The Park at Franklin has increasingly gone down over the years. The director is un-responsive to calls, letters from families or residents. Voice mail is full - calls not returned. It's a routine most have just resolved themselves to live with if they have family here or a resident. The independent living residents are now entering their THIRD month of house-keeping service suspension! The COVID-19 had an impact on staff as with many senior residences, but by now (third month) this should have been resolved. Seniors are now living in unsanitary conditions due to the housekeeping suspensions. YET THE MONTHY RENT STAYS THE SAME. No credit and no housekeeping!

Nice place to live, the rooms are dated, but maintenance is very quick to make repairs. The continental breakfast has nothing "continental" about it. Oatmeal served in a pot at least 10 years old, generally lumpy and overcooked. The orange juice and cranberry juice is so watered down it's ridiculous. Cold muffins and a toaster that if you don't know how to work it, will burn your toast consistently. The housekeeping staff is a joke, they don't dust nor do they do sufficient cleaning, especially the bathrooms. If you require a caregiver, do NOT take referrals from the staff there, and if you do, PLEASE request documentation they're registered AND insist on references, and phone numbers where you can speak to their previous patients personally. The dinner menu is the one bright spot! The food is very good, and always hot.

My mom needs help!!!

My moms heat has gone out 8 TIMES IN THE PAST 5 WEEKS!!! They say the furnace needs to be replaced, but they refuse to replace it!!! My moms apartment is always BLOWING COLD AIR IN THE WINTER!!! She pays over $1500.00/month to live in these HORRIBLE conditions! Then when she complains, THE MANAGER YELLS AT HER AND TELLS HER NOT TO START STUFF!!! My mom is so afraid of the manager yelling at her and retaliating! I am so OVER this manager YELLING AT MY MOM FOR WANTING HER HEAT FIXED!!! There are several residents whose heat are going out, but they REFUSE to replace it! They just send their maintenance men who are NOT HVAC, they get it running and the next day it goes out again! Even Family Heating and Cooling said the furnaces were really old, and need to be updated! Mice are in the place BAD! There are mouse droppings all over my moms apartment. Also, when I took the trash to the compactor, there was a huge rat tail moving! RUN FAR AWAY!!! IF THE PROBLEM IS NOT FIXED SOON, I WILL BE CONTACTING THE WESTLAND BUILDING DEPARTMENT, ELDER LAW AND THE LOCAL NEWS!!!!

Could do better

We are very disappointed with this property. The fire alarm goes off almost every night and it takes 15-20 minutes before its shut off. The rent was increased by $50 after only 6 months. Handicapped residents are not given escorts during outings so other residents are unfairly left to tend to them. I requested a manager contact me regarding the rent over a week ago and still have not received a call. We will be moving and will not recommend this facility to our friends.
