Inadequate Staffing + High Turnover

I would advise caution when considering Kittery Estates for senior independent living. The facility has experienced significant turnover, including five directors in five years, and is currently operating without a chef or sous-chef, leading to subpar meal quality. Additionally, there have been challenges in maintaining a consistent staff for services such as transportation and housekeeping. Communication from senior staff and corporate has been lacking, leaving residents and their families without clear information on when or how the staffing situation will be addressed. Furthermore, rent increases of at least 10% year over year don't really seem justified. It is unclear if these issues stem from new corporate policies or management decisions. Note that this is "current state" review. Quality is not consistent.

I was previously a resident at Holiday Rock Creek and the experience was terrible. The rooms were small and cost was higher than other facilities in the area. I ended up deciding to move to a different facility. I would not recommend Holiday Rock Creek to others.

Do Your Homework First

Stay away. Independent living isn't the accurate description. The staff promoted the place as a friendly independent facility that will give your loved one an opportunity to engage in new friendships, continue old friendships and improve their quality of life being free from having to make meals, clean, and do homeowner upkeep. What we realized after starting our mom there is that it is far from the truth in most ways. The folks living there were not living independently and were dealing with mental and physical decline issues that were not healthy for others. There was not enough staff to cover activities, very little activities were engaging and those that sounded interesting were run by residents with control issues who were not kind or compassionate for newer residents to join. Mom didn't fit. People were mean to her and berated her. She was very discouraged. They decided to remodel areas doing away with the chapel. They re-carpeted hallways in the evening hours telling residents to be in their rooms after dinner so as not to be in the way. A man entered my mother's apartment after 11pm, she was sleeping and called out. He turned the light on. He apparently had a key to her apartment. He mentioned he was carpeting outside her door. She told him to leave and he did. The explanation we were given was that they would look into this event. No answer ever was given nor an apology. The 3 months from our contract was coming up so we gave notice as per the contract and gave them a move out date which we had to change. They took rent for the month of August and didn't have the courtesy to pro-rate us when she did actually physically move out. Perhaps it was just not my mother's style of living or her status as independent was no longer valid-she had to have my sister drive an hour to set up medicines for the week or two but started to fail to take them as instructed. My sister cleaned her bathroom weekly and remade her bed. They would occasionally send someone to make the bed but didn't teach them how to put a set of sheets on a bed. They were supposed to clean the bathroom and refresh the towels each week. It did not happen. The food selection was horrible for her taste. She disliked the cliques of residents. For the cost per month it was not what we had been promised. She moved to an assisted living near my sister's home for less per month and has been doing quite well there.

Poorly operated facility

The Manor is not very well run despite all the efforts of the management team. The principle contact for almost residents is the food service. Unfortunately there is a decided lack of focus on the service part of this equation. The servers on the morning and lunch meals are more focused and do an adequate job most of the time. But dinner meal has a group of high school kids who are not focused and treat "service" as an amusement if not a joke. And at times the servers simply don't show up leaving the management to do table service. Food quality is excessive varying so that one meal is of high quality and taste and the one that follows wouldn't be acceptable at a prison dining hall. The physical plant is adequate but not really enticing to make someone want to come back. It is adequate and safe to live in so it is neither plus or minus. The activities are pretty much adequate. I know some folks live for bingo but that is just not "active" in my mind.

My mom has lived at Holiday Atria for 10 months. The food is ghastly and has gotten progressively worse. Most of the residents have complained with nothing being done to satisfy them. I visit my mom and eat there many days every month. I have had many conversations with [name removed] the regional manager. He told me that he didn’t think I could ever be satisfied with the food. Not a good attitude. The food is the cheapest grade of beef you can buy and there is very little fresh fruit. The fruit they do order is beat up and has no taste. The facility has a huge turnover and can’t keep staffThey are here one day and gone the next. No handyman . One quit and another was injured on the job. Windows are filthy on the outside so you can hardly see out. I asked for them to be cleaned. My mom pays [removed]$ a month. She deserves clean windows. The housekeeping staff has a huge turnover too. My moms apt went 6 weeks without getting cleaned because there was no staff to do it. Look somewhere else

When housekeeping does show up, you can't tell they've done anything except vacuum. I'll send pictures I took just after they have cleaned. We were told she had to wait for the room to be cleaned and maintenance to fix things before she could move in. They still haven't fixed anything, and they definitely didn't clean. The following is a list of what we found on move in day. The drawers still had stuff in them, no baseboards in the bed room and living room, but there was in the 2nd bed room. Broken glass in kitchen cupboards, sticky thick dust on the tops of the kitchen cupboards, bathroom medicine cabinets, blood near the toilet on wall, poop on side of the toilet, and on floor by toilet. Both showers had mold, shower scum, and hand bars were not solid, they were missing screws. I fixed. There are screw holes in the showers. Both toilet flushing mechanisms were broken. I paid for and replaced myself. Both bathroom sinks are very cracked. I'm surprised they don't leak. The caulking around sinks is moldy in places, and missing in places. Holes in the window screens. Mold in window frames. Broken glass on carpet. The wrong paint was used on cupboards and drawers that are touched when opening. They used flat paint. It's already coming off. There's more, but that the main stuff. They told us they had an activity director, & took trips to different places. Apparently they haven't had any outings for a year or so. They gave everyone a letter saying they have hired an activity director some time ago, still no outings scheduled. When [name removed] tested positive for coronavirus I had her meals delivered to her room. I had to go there to make sure she got them, because they didn't always show up. I called and had to leave a voicemail inquiring as to what their policy for how long to self quarantine was. I never heard back, and [name removed] started going back to the dinning hall the day she said she felt better. (4days after getting sick). No mask required, or anything. On the patio ceiling there is a big crack that doesn't look good. I asked for someone check it out, but they haven't. The gutter drain is plugged up and not draining. The dumpster that residents use has garbage on ground all around it, and the gate around it is really difficult to open. Most resistant throw their garbage over the fence. This has attracted rats. The food is not good, and not good for them. Full of sodium. It doesn't appear that they drain the ground beef before serving. None of the residents liked having sloppy joes. It's rare that there is someone at the front desk. Most the time u have to call and leave a voicemail but they never return the call. When paying the rent they wouldn't give a receipt. Then of course the payment didn't show up as ever being paid on the bill. They have a hair dresser in building. You have to call to make an appointment. No one ever answers, or calls back.

I am currently a resident at Holiday The Manor at Woodside and the experience overall hasn't been great. Most of the residents can't walk without a walker or are in wheelchairs. They need all kinds of assistance, which they get mostly from hiring unskilled aides. There is nobody at all here overnight and it's almost impossible to get staff for any department. I have a shower that has had no water supply for weeks now, with no assurance of it being repaired. I wouldn't have come here knowing what I do now. I do not recommend Holiday The Manor at Woodside.

Quality has deteriorated over last two years

Older facility that was still well kept with a great staff. Very helpful and compassionate staff. Even though this is an Independent Care Facility, the staff was “extra” helpful when needed. Recently something happened; most of original staff are gone and the current management is awful! They don’t care about the residents and are not even willing to go knock on someone’s door and ask if they are ok. Our family is very concerned about the situation and looking for a better place for our family member. We would definitely no longer recommend Summerfield.

Don’t be fooled! It’s not good.

My mom moved here a year ago. They made promises that they haven’t kept as far as updating her unit. They consistently lie about what they’re going to do and it never happens. I’ve reached out to corporate and was told someone would get back with me. That never happened after multiple attempts. They cleaning crew is also the food serving crew which has to be a violation for food service. Do yourselves a favor and find a better place. Currently seeking another place for my mom. I’m beyond mad at this point.

Nice Place

It is a nice place, I feel she is safe, but we were told there were certain amenities that are not there. The staffing is friendly. We picked this community, because it was close to my sister pet friendly, bottom floor apartment, and it was near mom's church. It doesn't have all the amenities listed and the food needs improvements that are healthier for Seniors.

our families experience

My Father moved from a very active community with every kind of activity to a place where the only real activity was dining together. Devonshire had a very difficult time retaining staff, so over time attitude and cleanliness became issues. There was a day in the summer of '22 when no one was available to serve breakfast so, during COVID, the residents went into the kitchen and served themselves. Most people in the Devonshire community were retired locals and not interested in participating in activities. To make matters worse, The van that was meant to transport community members had been broken for three years or more. My father regretted the move and told me over the summer that he wouldn't survive the winter at Devonshire. He died in September of '22. I'm sorry to say that it was a very bad experience for both my Dad and me.

I would not recommend this place to anyone. It was a bad experience. My brother was almost blind when he lived there, and I think that was the reason that they didn't do much cleaning. The floors and bathroom were frequently dirty when I visited. When I brought it up to management, they simply said that they were short staffed. Many of the meals were served in boxes for residents to take to their rooms. Portions were small, unappetizing, and not nutritious. A few staff were very friendly and helpful but others were not. When I visited him once and paid for a meal, I was told that I couldn't sit at his table. I think that the place should be shut down.

Our families experience

Upon arrival day no one seemed aware that we were even coming we had a long waiting period to even be shown to our uncles room and it seemed very disorganized. Most areas that I saw seemed very clean and well-kept, room housekeeping was a little lacking used food trees with stack up and garbage did not get emptied in a timely manner. Staff was generally friendly and welcoming after the first initial day. There seem to be a lack of staff that we were assured that would be available to address our uncles needs I feel they feel very short in that category. In the time my uncle was their meals were only being delivered to rooms because of the Covid outbreak, the portions of food seemed extremely small for an adult but they did always offer extra fruit, Drinks or snacks. Meals were delivered in a timely manner Cannot comment in the short amount of time my uncle was there residents were quarantined to their rooms because of a Covid outbreak and did not participate in any activities. Between down payments being required to pay three months in advance and the cost of moving our uncle in and ultimately back out of the region the cost was a big waste of money for the short amount of time that he was there.

Food is not great at all. Served cold or Luke warm. Cottage cheese was warm. Health department needs to look at the kitchen. Got sick from the food. They have a rule if you come to the dining room in a Walker you park it on the side wall, try to get to a table and without falling. Wow there was alot of walkers on that wall and I seen people trying to use the chairs to get to their tables and back, even some carring oxygen.. wow Safety hazard. Bus is just setting there and residents state it hasn't worked forever. Not many activities for residence that is something they are interested in, nothing for men. Residents say the elevators go down sometimes and they don't work for a couple days. How would they get out if they are in a wheelchair or Walker if a fire? Washing machines go out and it was 2 weeks to get new ones. The rent goes up each year so much that alot of residents have to move out because it's to much. Some 400 more a year increase. Not to good.....

Faulty Expectations Made By The Community to the Family About Our Loved One's Care

We were disappointed in the their entry procedure. When I went in for the introduction without my loved one, this assisted with the issues of care that my loved one needed. I let the staff know what my loved one couldn't do for themselves and what my loved one was capable of doing. They still don't have a person to person intro program for the residents. There is real no concern of the level of care that my loved one is at. I would have expected for them to see and review the resident in person as well. Overall it has been disappointing for us. We moved in on [date removed] and on [date removed] and we received a notification that the staff needed to see us as soon as possible, because my loved one would need to leave the community. On the [date removed] was the official notification that my loved one wouldn't be able to stay here. I blame this on no in person evaluation of my loved one. Overall I thought they could accommodated my loved one, and the community couldn't do this. I can only see this as hindsight. There may be changes made to the community's entry process now since we have moved out. There are three meals a day served and the residents have choices for meals.
