Fully understand everything before signing

We moved my mother into the community in November 2018. During her time at the community, she enjoyed most of the activities, meals and staff. She had a large 1-bedroom apartment that had been well-maintained. The facility is older and needs a few updates (some of which have been done recently). While Mom was well, this was a perfect place for her. Unfortunately, Mom started to decline soon after moving in and she had to move out in April 2019 and into a nursing home. The staff at the community were kind and concerned about Mom's health. We did use outside services for a brief time to check on her & ensure medications had been taken. Mom only spent 66 days in her apartment out of the six months she had leased. She is doing well in her new place at the nursing home. The lease is month-to-month. The community requires a 30-day notice for move-out. There is a catch - if you voluntarily move out and do not give notice at the end of the month, you will be held over until the end of the following month (i.e. give notice on the 2nd of January, you are financially obligated through the end of February). Even if a resident dies, 30 days notice is required. The language in Mom's lease was a bit confusing - stating that if she required a higher level of care, the lease terminates. It also doesn't specify if wraparound applies to death or if the facility terminates the lease. My point of bringing this up is to make CERTAIN you understand the stipulations up front. The facility management pointed to corporate's guidelines and that "their hands were tied". One would think that if a resident required a higher level of care, only a 30-day notice would be sufficient (as is law in Tennessee). The practice seems a bit unfair in holding a senior on a limited budget beyond a reasonable notice period. Also, make sure you have a plan in place should your loved one need assistance with anything - this is not an assisted living facility, nor do they have nurses on site. We knew this up front, but didn't have a clear plan in place should Mom's condition change.

Very nice facility with a nice variety of activities. Unfortunately, The Victorian wasn't a good fit for mom who needed a higher level of care. Communication with leadership at the Victorian was excessively difficult when it came time to coordinate the details of moving mom out.

More help needed

The facilities are great for independent living. There are a number of residents that require supported help. A nurse should be available at all times. The staff and management should be available to help in unexpected incidents and solving problems. Should be more engaged for the residents that require supported help. They should be working with health services. The monthly cost is based on assumption that the residents will use or be involved in all activities and programs which seems to be a high cost for monthly rent. Review of management and staff needs to be conducted on a yearly basis with regards to productivity, professionalism, caring, concern and compassion at all times throughout the day.

Not pleased with cost incurded

Although this seemed like a nice place. Having my grandfather ending up in hospital just before moving in and then requiring additional care we still had to pay the facility one months rent. Although they were nice that they did not charge us 3 month rent, I feel that they are working with seniors, things happen. If it was just a change in mind then I understand the charge, but this was due to needing a higher level of care. This I don't agree with. The staff did appear to be very friendly and the residents were very welcoming. I think it would have been a great place if my grandfather was still at the level of care that he required.

Things to consider

The location is great. Close to shopping and public transportation. Things to consider before signing a lease 1) The bathroom 2 seat shower is dangerous. The seats when wet are very slippery. There is NO room for a bath chair. This scenario gives the the shower "high risk" status for falls. I recommend having an OT do an assessment before moving in. 2) The daily food menu does not indicate food ingredients for those requiring a NAS, diabetic or gluten free diets.. 3) The building has only one small elevator. This is a concern at meal time when residents who require walkers are all trying to get to the dinning room at the same time. 4) The building is 15+ years old many suites require in upgrading I.e. Chips in counter tops and bathroom vanities, screen doors that need replacing etc. I suggest checking the suite you intend to rent and have the repairs done before moving in. In my experience, these issues will not be tended to after you sign the lease. 5) Get a clear statement in writing of potential annual rent incresas. 6% to 8% are the norm at the present time.

Limited attractive regular activities We seem to be reluctant to make changes - co-ordinator does a good job but suggestions usually go unheeded. Food varies. Sometimes good, sometimes awful. Unfortunately it seems that when potential clients come to a meal, that is a a "bad" day. Library, TV room, etc. are comfortable and attractive, as is the atrium. The "competition" has a weekly cocktail hour - it was a toss-up where I came!

FOOD STINKS!

The facility itself seems clean and okay; however, the food is horrible. My Mother does nothing but complain about the food, so I have checked into what she is served and the menus on the tables at different times I visit, and have witnessed what the residents are being served and in my personal opinion, it is not worth serving to animals most of the time. My Mother does not sandwiches and most of the time, that's about all on the menu she will even attempt to eat. Occasionally there will be something she will eat, such as soup or cereal, but other times, nothing. When she first moved there, the food was delicious; now it's horrible. I've eaten there since and I have to agree with my Mother. I would not feed most of it to my German Shepherd. For the money she is paying Pinegate, she is getting ripped off. She also does not feel safe in her room since someone tried to come in her door one night. I understand this is her age and her own personal insecurity and I have tried to reassure her she is safe. She went weeks without anyone coming to clean her room; I think this issue has also been cleared up since we complained. Management needs to fix the food issue. All residents are complaining. FIX IT!

Nice living if food is unimportant

The location of this facility is marvelous. You can walk to most necessary shopping in just a few minutes. At the same time, there is no sense of being in a busy area. That's remarkable. Scenery, views are very nice. Well-maintained exterior. The apartment was beautiful to move into, but there were maintenance problems that didn't show up immediately. Most were fixed quickly, but some took longer than was appropriate. Staff are pleasant and helpful. Activities seem to be enjoyed by those who want them. Weekly cleaning could be better. Cleaners need to be allowed more time for each apartment. Dining is the principal weak spot. There is no salad, soup or dessert bar. Hours are not always convenient, and seating is handled oddly. Food quality is low, as is food preparation. Too much pasta, gravy, rice, potato, grease, sugar. Meat is often tough, and it's mostly chicken. Vegetables are scarce and overcooked. In general, the food is not appropriate for older folks, many of whom are probably diabetic. The supplied toilet paper is awful. We've been told that we can buy our own if we don't like theirs. The company saves money when residents do that, just as they save money when we don't eat the dining room food but instead buy our own food outside. The small refrigerators make it hard to store food in the apartment.

WAIT MONTHS TO GET DAMAGE DEPOSIT BACK

I would have given the Victorian a great review but after respite care this August, I have not received my damage deposit back. I was told the refund came from head office but they didn't have trouble taking the deposit from me. Also they didn't inform me there would be renovations on our floor, tearing out carpeting, painting etc. It was really disruptive. One painter set off the fire alarm twice!!! The staff was friendly and the food excellent but I wouldn't chose this place for my retirement. I WANT MY DEPOSIT BACK.

Mixed Opinion

I'm confident my parent is safe and in a good place. Other than the kitchen staff, the people are friendly . The facility is clean yet could use some upgrades. The dining situation is a disaster. Though the food is generally tasty, they do not give diners enough food. The wait for food is excruciatingly long. At most they have two people serving dozens of diners. The serving sizes are quite small. If you ask for more you are treated rudely and may be refused. If you are a healthy eater you will likely leave hungry. The residents will often supplement their meals by buying their own food or will skip the dining room altogether, This adds costs for the residents that should be considered before selecting this location. The activities could also use some new thought and imagination.

Welcome back to the 1950's!

Having actually LIVED at Montara Meadows from Feb. 26th until April 1, 2018, I'm definitely in a better position than most to give an opinion about living there 24/7 for an entire month. First, however, let me tell you that I did meet some really great ladies and men there during my stay and the staff behind the front desk, the cooks and waiters, chefs and food handlers are all just great people and weight on the residents hand and foot. They are all very nice, warm and friendly and really care about making us all happy at meal times! They were great to us and I had a lot of fun teasing and having fun joking around with them. They also prepare really nice food but during my month stay, the kitchen was being remodeled so it made it really hard on everyone, especially the food service staff to get our food to us hot, but all things considered, they did a good job! Having styrofoam cups and plastic glasses, and then plastic eating utensils, is not what I expected, but it wasn't their fault. Monday, April 2nd, however, the kitchen was supposed to open back up as normal. Since I'm not there anymore (thank God) I can only assume things improved for everyone by now! The buildings were built a long, long time ago and I'm sure when they were "new" they were truly amazing, however...it's now 2018 and other than the main building/clubhouse/dining room, living room, etc., it's still the same as it was decades ago. That in itself is bad enough, but when you add the fact that people smoked a lot back then - cigars included - those disgusting odors have lingered and remained in the old, worn out, carpeting that runs throughout the entire hallways and lobbies in each of their buildings. The stench of all that old smoke is really nasty but to add to that - the overstuffed, outdated, old furniture also is full of that smell too. The ceilings are all "popcorn" and the walls of every hallway and lobby are covered with large, heavy printed framed "artwork"....like what your great grandma would have hung over her mantle times 100! The place has horrible cell reception AND no one has WiFi in their rooms or in their buildings for that matter! So, if you don't stay in the main building to use your device - good luck trying to reach anyone on the outside! If you do, however, the call will drop every now and then at the very least. Most annoying! :( The fact this entire facility has ONE DESK TOP computer in the main bldg. (2nd floor) - is the only way you're going to be able to reach the outside world - but only between 7:30am and 7:30 pm, 7 days a week! lf you are on the PC, however, and someone else wants to use it, then you have to stop what you're doing and let them use it. The room I had was clean, quiet and faced north on the second floor so at least I had that luxury. The view out that slider was really nice, but it didn't make up for the fact I had no internet or WiFi in my room - or building. Of course, pay for internet and altho they provide FREE basic Cox TV cable - you would have to pay more to upgrade that. All that being said, however, the main reason I was miserable there was because I was given the impression there were other ACTIVE, INDEPENDENT seniors living there, which turned out to not be true. The average age of the men/women at MM is 85+ and some are in their 90's and one super great lady is 100! Therefore, I was the only one much younger than all the rest, so I spent all my time there ALONE - either on the PC or in my room watching TV. Meals, however, were fun for me because I got to sit with those I really enjoyed being with but that was only 3 times a day. Of course, I was able to walk around the neighborhood so I tried that five times the first two weeks, but then decided it wasn't worth the trouble. The entire area around MM is IMO - an old, dirty, run-down slum. Even the stores around there were old, nasty and dirty. Then there was the great "Geezer Express" or shuttle. This bucket of bolts should have been sent to the dump at least 10 yrs ago...and yet, it's still chugging along. Wait till you ride that thing a few miles...you won't believe how awful it is. I thought my back was broken the first time we came back from Walmart on Eastern Avenue. Now, if all of this has you wondering why I wound up there, let me just say this..."it wasn't like it was in the brochure" and I was grossly mislead on the phone as to the others my age that were living here. l never did find them or the purple unicorn either for that matter. Now comes the real kicker! I paid $2,200 a month for my 550-sq-foot apt with a tiny kitchenette AND on top of that - $2.5K for the homeowners fee. They make you sign papers that you will pay them $2.2K x 3 months but on top of that the $2.5K HOA fee at the same time! It's a 90-day lease and can't be broken period! Of course, after the 90-day period is over, your rent is month-to-month. Well, if you do the math on this, that's a S-load of money for what I just described to you! A lot of the people at MM should not even be there in the first place. They should be in either a nursing home or an assisted living facility. They are NOT active or independent as 90% of them cannot get around without a wheeled walker or an electric scooter. Some have dementia, Alzheimer, or are on meds so they can't think clearly but even worse than that, some are extremely handicapped, missing arms or an eye, so that's really hard to get used to seeing all day every day if you have never been around that before. It's very sad really, but there have also been some that have gone away in an ambulance never to return. :( So, I guess what I'm trying to tell you is BUYER BEWARE! If only I had seen the area around Montara in person, I never would have looked twice at it. It's a fairly nice looking place but it's surrounded by a ghetto in my opinion. It faces East Tropicana Ave., which is one of the busiest, 4-lane streets in the entire city of Las Vegas, so you can only imagine how scary it is walking near that or living on top of that street! It did get very quiet after midnight, however...so that was nice. There is no central a/c in the rooms either. They have a window unit but it's stuck in the wall and you have no idea what the temp. in your room is, only what you set it on. That's really not good either, but at least it works. The other thing which never occurred to me before Montara - and that was - how low to the floor their commodes are! Maybe back in the 1950's they thought it was a good idea to sit as close to the floor as possible when you used the restroom...but to me that's dreadful! The older you get, the harder it is to get up and down from a chair - so imagine a commode as low to the floor that you could possible imagine. That's just insane! Anyway...the manager is a super nice gal and I will always think fondly of her and several other staff members too, but as a woman who worked in business offices my entire life (1965-2009) I find it very inappropriate for any woman in a "front desk" reception position to show as much cleavage as possible without being arrested. It's just so out of place in a senior facility and yet, this very nice gal - who happens to be about 50 pounds overweight, thinks it's "cool" to sit down behind the main lobby counter and show off as much of her huge chest as possible! So, remember this.... If you think that spending $3K+ for 90 days is worth all of this I just described...by all means go there and sign up for a room! The 1-bedrooms are $1.2K/month but the "studios" are only $1K per month....just don't forget that you will pay the $2.5K over the first 90-day period in addition to the rent for the "one time only" HOA! I moved out 4/1/18 but MM will still take out another ton of money from my bank account up until 5/26! Be aware of something else too... There are quite a few

Too Much Like a Nursing Home

We took a tour here at Golden Oaks. The people were nice, and they had beautiful big fireplace. However, it just felt too much like a nursing home to my loved one, and that kind of turned her off to the idea of living here.

Meals could be better

Although a nice welcoming group and nice room cleaning staff (who do a great job), the lunch and dinner meals are a big disappointment. That is the one thing that gets our senior reliably out of his room and should satisfy his dietary needs and pleasure. The food is low quality and limited in choice. Maybe a well assorted and stocked buffet would be a better idea, with an option of walking along it with a server helper. Based on the monthly rates, the quality and assortment of food should be much better.

Food Service Is Not The Greatest

We chose this community because we thought it was going to be a good fit for my mother's circumstances. There are good and bad things we have encountered. On the plus side family can come and stay the night here she has plenty of room in her living area so she is comfortable and can accommodate a guest without an issue. The staff is friendly and accommodating in most aspects however we are having some major issues with the food service. My mom doesn't care for going to the dining room for her meals so she takes them in her room. Now there is a charge for that which is fine however she gets her food after the other residents are feed and we have no idea as to what time her meals come. Now, mom can't chew anything so her food needs to be cut up and the kitchen staff will not accommodate that so we had to hire an outside person to come and help with that. Sometimes the food has come to her burnt to the point where it was so hard you couldn't cut it. Not every meal comes with veggies it may just be a sandwich.

Lots of changes!!

My dear friend has recently made the move into this community and she is not very pleased with how things are going. During the tour the staff had really made her welcomed and feel right at home with lots of great promises on how things would go. When she had made the move into the facility there has been a ton of changes that are not resident friendly. There is a entire new staff team and they not following through on many of the promises and do not have the warmth she had felt during our tour. Another complaint she has had is the meals have went down in quality. They are not what they once where.

It's really just a pricey apartment complex for seniors. In order to get any care services you are have pay additional to a company they have at their facility. So, it makes more sense to go to an ALF.

Things could be better

The food is terrible here! The choices are the same week in and week out. While this place used to be an independent living facility a former manager who liked to micromanage all the is residents loved forcing them to participate in activities they didn't want to had turned this place into assisted living in order to get a buck. The poor caregivers hired to work here independent of Greenwood are over worked trying to keep up with this change. While we appreciate their never failing help, it's hardly fair to them.

Food service needs a lot of improvement!!

Before we had moved my mother into this community, we both where very pleased with our tour and really liked the atmosphere of the complex. After my mom made the final move I have been very disappointed with how things have been going. I am concerned with how short staff they are and the vacancy level they are reaching. The food wait time is sometimes over two hours and that is for every meal time. They also have had trouble with keeping a chef in the kitchen. I am not happy at all with this situation and hoping this is resolved soon or I will be making some changes.
