Our family had an in person tour and it was a beautiful community but the tour itself was not well organized and we ended up having to go back for a second tour because of the miscommunication

No food provided like a salad bar or a canteen. No transportation so activities are limited to in house only. Rare to arrange something like going to a food market. Very good maintenance. If anything needs to be fixed, it is taken care of within 1 to 2 days.

Our move to Amberlin ended up being a mistake. There is a plethora of 55+ communities. So do your due diligence and research the ones favorable to your needs. The positives were that is is a new facility and amenities were pleasant. Most patrons were positive and friendly. The negatives quickly unfolded after move-in. The complex is more like living in a dog kennel than apartments. We were awakened every morning by incessant barking, then periodically through the day. Residents on the first floor would let their dogs out in closet sized yards to deficate and exercise. Residents on the upper floors would let their dogs onto balconies to deficate and exercise . A faint feces/urine odor could be detected walking the complex. Walking the halls you could also hear barking. Both large, small and multiple dogs.

Design and facilities are awesome. Management is abysmal. The focus is on luring and securing new residents. Communication to and appreciation of current residents is nonexistent No way to connect with ownership to convey issues an concerns. Promised amenities: heated pool, resident activities, garden, dog park, badly managed or totally ignored.

It seemed like a beautiful community. We asked for one room and for it to have disability hands in the shower. The first apartment was suppose to make it easier for my mom to get around but that request was ignored. Instead, she got another apartment assigned to her that didn't have want was needed. Overall, some of the issues we have had is that deliveries have to be before 6pm or the doors are close. No one can get in, not even EMS and FIRE. I have seen where EMS and Fire has tried to come in but there is no way for them to get in so someone had to let them in. That is a major risk for anyone 55+ and older. Management and other staff has turned over a few times. No one is there just in case of emergency. They don't work past their hours.

An apartment complex for people over 55 the clubhouse is the same as any other apartment complex. It is not a place for people who need care, you are pretty much on your own. I am surprised at how many unruly, barking dogs there are that are left on porches and bark constantly at everyone all day. I am also not too impressed with the building quality. It is aging fast, and I have had issues with leaky windows and doors. Plus, I wish I hadn’t sold my vacuum; I had no idea anyone was still installing carpet in new buildings. If the weather is not severe you won’t have the same pipe freezing disaster they had in the winter of 2021. They have done a lot of construction on the damaged units. It appears that they are done with repairing the units, but in the midst of this we now have a new owner who has added a $20 amenity fee that I wish would have just been included in my rent price so I don’t have to be reminded every time I walk into the showroom they call a clubhouse that I am payi

Unfortunately, this brand new senior living apartment complex in Venice has been a negative experience for my mom since she's moved in 4 months ago. We feel her overall well-being has been jeopardized since living here due to negligence in solving maintenance problems. This has been an overall stressful situation on her and the family.

We traveled from out of state to see this property along with two others. This was the first one and we liked it. We were told that a particular top floor was available and were provided a price. We were sold. When we got home we called to secure the apartment only to learn that the tenants had extended their lease (in other words, it was never fully available). [name removed] was our sales rep working this and he said that there were other units available (same plan and same floor) for the same price. Just to be clear -we texted [name removed] the details that we agreed to and he confirmed. Went to apply for a lease online and the price was more than what he had quoted us and agreed to. We escalated to the regional manager as [name removed] apparently does not have the authority to honor what we had agreed to. Still waiting for a call back from [name removed] and the regional manager. We shortened our exiting lease so that we could move earlier. Took time off from work to move. And now this? Bait and switch

I moved to Amberlin Georgetown in October. Since moving to this new apartment community, I have experienced a variety of issues. The construction materials are cheap and the finish-out work is sloppy. During move in, I discovered holes in a wall, nails protruding from walls, cracks in both the front and balcony door frames, a missing kitchen backsplash tile and a loud rattling noise in the HVAC unit. Work orders for the backsplash tile and HVAC unit were submitted in late October. On-site management has not been responsive and I eventually contacted the regional manager for action. The HVAC unit was not repaired until [date removed] and I have heard nothing about backsplash tile. Due to the cheap construction, I can hear every step my upstairs neighbor and her huge dog take. Based on my experience, I would definitely not recommend Amberlin Georgetown to potential residents.

I lived at the Luxe for 6 months, when I was found near Dead on the Kitchen Floor, by a neighbor came knocking on my door on Sunday morning, we was to have breakfast. She knocked and knocked which I could not answer, then she Called over and over with no answer. worried something was wrong. she waited until after 9am for management to come to work. to Report what was wrong. The Law and Paramedics was called, Management had to cut into the wall, to reach in and unlock my door. I was found on the kitchen floor, not responsive, I was taken to first Baylor Scott & White in Rowlett, then to Methodist Hospital for a emergency Liver Transplant on [date removed]. I had a seizure lasting over 5 minutes, and later I coded. The doctors told my Daughter I could never be alone again. She and her husband had to move all of my belongings out of the Luxe. She asked the Liver Transplant Team if they could Call the Luxe and inform the Manager. She hung up on them. since then I was turned over to collections
