A Place for Mom has scored Viva Senior Living with 8.3 out of 10 using our proprietary review score based on 404 reviews in the last 2 years. Over all time, Viva Senior Living has 1,860 reviews with an average "overall experience" of 4.3 out of 5.
It's okay. My mom was originally in the open area in Heritage Hill then they had to put her in the more dementia care area. In the beginning everything seemed great. They were saying that she got a little bit aggressive. She had to go from a level one to at level two. We didn't think she would progress that quickly but it is what it is at this point. Eventually, the cost isn't going to be what we need. In the beginning I felt more of a family oriented place. Now I'm a little more distanced from that opinion. It's very clean. Most of all the staff is nice. I think the night staff is the staff that I'd really rather not deal with but the day staff is awesome. Overall they do the right job for my mom.

She decided that the people there were too old, but it was a nice facility. We liked it, the woman Rhonda over there answered all of our questions, D's mom went over and ate there and this is where she decided she wanted to go but after 3 days she jumped up and decided she didn't want to be there anymore. The crowd was a lot older and I don't think people were as outgoing but she really wasn't there long enough to give it a change. It may be something we have to look at again if things don't work out. As far as I know, the staff was always friendly, they seemed to do really well. She did complain that the food was cold over there and she acted like the staff was a little overwhelmed, I think they only had 2 nurses or 1, but other than that, I think it was okay. They worked really well with us but she just was the one that decided she didn't need to be there

We used them for respite care for about 2 weeks for my mother in law. One of the "requirements" we had for any facility was cable tv with the remote you can talk into. We were assured that would be provided. Upon moving in, her room was one of 5 in the whole building that did not have that. It made it almost impossible for her to watch tv because she could not navigate the setup. The staff was extremely friendly and helpful. The room was clean and a sufficient size. The bathroom floor flooded every time the shower was used and became a slipping hazard. The food was mediocre at best. The activities offered were ok, but there was not a lot offered.

There seems to be a good amount of staff turnover and at times it's noticeable that the residents do not have caretakers watching them as much as they need. They do provide a variety of activities and the activity staff is engaging, but seem overwhelmed at times. There is a nice variety of snacks and meals throughout the day. Laundry often gets piled up and clothing can go missing very often. They keep the main areas, hallways and dining areas clean. My mom's room is sometimes in need of vacuuming and dusting, which I end up doing myself. I think if there was more staff, and if the administrative team stayed on longer, some of these issues would be resolved. The room sizes are very good as well as the personal bathroom sizes.

The room size was very good. The lighting in the room was terrible. The facility seemed clean, did not smell bad and had a lovely terrace out back. For a place where all seniors live we were surprised there were no handles in the bathroom or shower area and the bathroom didn't seem handicapped accessible. Some of the staff were very nice and very helpful. My mom was not an easy resident often yelling for help etc. Staff were always willing to answer our questions. There was a ton of confusion upon move in and the first week. No one really sat down with us to tell us what we could and couldn't have, issues with meds, lip balm, moisturizer... no one said any and all of this needed doctors orders. It was so confusing. She fell out of bed several times and we kept asking about bed rails or safety concerns and ultimately she broke her ribs falling out of bed and that was the beginning of the end. I think my mom may have had too many needs for Viva (The Terrace). I think The Terrace is fun for someone mobile and much more independent.

There is a new Executive Director who I applaud for her efforts to try to turn things around. It sounds like she was left with many challenges when the previous director was let go. She knows there is some dead weight and has already let some people go. She meets with me when I need to report issues, rolls up her sleeves to help with care when needed, and has a pleasant demeanor. The Activities Director is very friendly, energetic, keeps me informed, and answers my questions. The salesperson has also been very helpful. Overall, the experience has been average. Cleanliness has been average, as we've had to clean Dad's room ourselves because there was only one housekeeper. Other residents have also reported that their rooms had not been cleaned in a month. Many staff members are friendly, but some have attitudes and do not approach people with dementia appropriately. The quality of care has been average. A couple of doctor's orders for weights and blood pressure readings have not been completed. Maintenance has not been much help. We hung all of Dad's pictures ourselves, and a grab bar I purchased has still not been installed. Communication has also been a challenge. During the recent power outage, communication was nonexistent, even though I was onsite and knew what was happening. The Resident Care Director has been difficult to work with and has not been responsive to my emails or calls unless directed to do so. I don't eat the food, but Dad and other residents say it is just okay or not very good. Activities are average, although I wish there was more music. The value for the money has been disappointing. I purchased the incontinence package, and the products have not been provided consistently. I requested a credit, and the salesperson helped make that happen.

I liked the porch feature, but my sister has a leg injury that would not allow her to enjoy it. The stuff was lovely but it’s located in a congested area and lacks a kind of serenity I’m looking for. The admissions woman was wonderful. The religious icons around the location were not what I’m looking for.

I'm concerned by recent firings and/or people leaving Oak Pointe. A strength of this facility has always been its compassionate, caring staff. It's been a real source of comfort and peace for my loved one. I realize that new ownership has different policies and procedures. I sense that these changes have damaged overall morale. Reading other reviews from other locations seems to bear this out. Perhaps Viva should review their policies and attempt to retain their best caregivers.

Based on my experience and that of my brother who now resides there. Best apartment sizes that i found...wanted two bedrooms. Some glitches during first weeks (lost meds that were delivered, laundry not picked up during first two weeks, apartment had some maintenance issues not fixed prior to move in, but most issues have since been addressed. Staff is responsive, pleasant, and helpful. Environment is nice, residential are freindly and seem happy there. Its a big place and hotel like, so easy to get disoriented at first. Prices are competitive. Apartment space is the big plus. Activities are plentiful. Food is decent, but service can be slow.

I am disturbed at the behavior of some employees. The person at the front desk is usually the first person quest will encounter. The Terrace has a rude person by the name of [name removed] at that desk. It disturbs me because this woman called my mother, a resident at the facility out of her name. To be exact, she called my mother a [profanity removed]. In my opinion she she NOT be working there and she absolutely should NOT greet anyone. I've spoken to [name removed] about it & she feels like the woman is a very nice person. She's NOT nice if she'll call a resident out of her name. They have some work to do when it comes to customer service

For now, I am happy with my life at Greenpoint. The facility's common areas are cleaned often and the residents are serviced every week by housekeeping staff. The great majority of the residents are friendly and the staff are friendly and very welling to help. I am a independent resident and do not use care services. But, those that do that I associate with seldom complain. [name removed] has purchased Greenpoint so were we are in a transition period and there are many new people and some problems. So far things are moving along but, and problems are taking longer to get resolved but they do get fixed. We have a new Director that has been here about a month, she is well qualified and commutations has improved considerably. In addition to the transitions, many new residents have come to Greenpoint in the passed four months. Meal times have increased for a while now they improving as the service staff increases. Meals are adequate and there are many choices. I feel the cost is a little high verses the services I get and the new owner has immediately raised the rent. I will wait and see.

There is a constant turnover in personnel, which I realize is everywhere in every type of these days, but new hires are not being trained or required, it seems, to have respect for the residents. I have witnessed aides in particular speaking to residents dismissively and often in an ugly manner. We have had issues with personnel coming into my parent's room in the middle of the night and rummaging through closets and belongings without identifying themselves and for absolutely no reason other than to find things to take. I have spoken with other family members who are dealing with the same issues. Rather than providing privacy for the resident who may need medication and coming to their rooms, this is very often done in the middle of meals in the dining room. To me, this would be humiliating as a resident, and I would think that this would be a violation of HIPAA. The front doors are constantly in lockdown, which does not allow visitors to get in or out without finding someone to put the code in to open the doors. This is infuriating. In addition, the food is absolutely atrocious, and I have witnessed residents asking for something different, and they are told "this is it." Housekeeping in each resident's room is supposed to be a weekly thing but is often not the case, and the cleaning is mediocre at best. I would like to add that there are some shining stars in the facility. Mallory, Barb, and Nick always seemed to be showing a warm side to the residents and showing affection and respect. Alisha works hard at juggling the different issues within staff.
