The air-conditioning for the hallway outside my apartment has not worked for over 6 weeks and keep getting excuses for when it will be fixed. People here are very friendly and nice.

The staff are helpful and friendly. I looked over their other location and liked the amenities that the 2 locations have. They have a Library, a Fitness area, a Beauty Salon, a place to take their pets and several other facilities. I haven't been able to use them as I have had a lot of pain but I would like to play Bingo and meet up with people to play cards and do other things that are posted on the board.

The facility itself is well-maintained. I have some concern over the fact that there is only one elevator for the entire building. Should there be a problem with one and there has been those on the upper floors are essentially trapped if they cannot go up and downstairs. I realize this is a rental situation rather than a purchase however, the appliances provided are the absolute cheapest that are available and I believe for the prices that are charged they could be a better quality. The managers of the facility have always been cooperative. They are doing the best they can given the hand that they have been dealt so I have no complaints about them.

There are a lot of wonderful things about Homestead Village Miamisburg - all expenses included including tv & wifi, pets allowed, amenities of free fancy coffee machine & pet washing station & dog park & craft room & pool & dart room in the bar & workout room, inexpensive laundry machines, secure package room, etc. Your neighbors really do become friends & we look out for each other. There are some people here who should be in assisted living or memory units & staff do not do much about them. You are given the impression that the activities are put on by the staff but that is not true. Residents have to decide, organize & work all the activities. We have euchre groups, mahjong, rummikub, left/right/center, beach all volleyball, bingo, poetry club, pool, movie nights in the living room, religious groups, potlucks, holiday parties, thirsty Thursdays and informational presentations and more. I have lived here for a little over a year (with an 18 month lease) and will renew.

My sons chose this facility for me because they knew I would love the security door features, it keeps me safe. I would tell others looking to make sure you tour an apartment on each floor. They show the first floor apartments only. Make sure you can look at 2nd and 3rd floor also. They are smaller.

The cost is reasonable, and we don't have a dining room, instead we have our own kitchens in each unit therefore one is reasonable for their own meals. I would give families a heads up to make them aware of the dogs and cats here in case they have allergies. They are letting in big dogs for emotional support animals which is how they are getting around the size and breeds.

There really hasn't been any care at the apartments. I do know mom's neighbor fell out of his wheelchair and the people in the office said they couldn't help. So my mom and another man helped him. Mom has enjoyed the activities she has been involved in. The common area bathrooms need to be better attended and this winter at the back door the ice was never removed or salted. It was dangerous picking my mother up.

Its a great independent living facility, that offers all in one with some simple resources in the lobby (doctor, salon, community room, church, dog park)I picked it as it was much cheaper and we could get things like PT, OT, nurse potentially covered through medicaid or government programs.

I would tell others looking into Homestead Village Beavercreek that the water is very hard - make sure that you bring a Brita filter. It is in a very nice location though and my apartment is nice, but some others say the other normal ones are on the smaller side. They are all the same layout and pretty cookie cutter. I would recommend as long as it fits what you want.

It's convenient and adequate for my purposes, which is basically a place to cook and sleep. There is no food or housekeeping included. They staff have been quite responsive to concerns. I've had two maintenance issues, and both were taken care of immediately. I've had no issues with administration or billing. They're at least trying with the activities, but the current residents aren't participating much. It's a relatively new facility and not fully populated yet.

They have walk in showers available. All utilities except for water and eclectic are paid. There are somethings that could be improved on; however, their hands are tied locally due to corporate. The automatic door opener is too far from the door. The residents are great to converse with. They allow pets. They have a game room, beauty shop, health and wellness center, post office, tv room, doggie spa, small party rental room, coffee bar, and more for the residents to take advantage of.

Air-conditioning in hallway has not worked since May and no plans to fix it. Rent has been increased by $[removed]/month without explanation. Cleanliness is not on the list of things that happen and residents are not supposed to clean anything but their apartment. All residents have the same complaints. I like the location and friends I have made.

Improve on keeping the public area including the restrooms clean. Improve on communications. [name removed] does not share messages with the leasing agents. Enjoy the coffee cafe! Enjoy the music in the lobby! Am glad we have a pot luck dinner every Friday. It's nice to enjoy breaking bread and socializing with fellow residents. Would appreciate a resident's information guide that includes the rules of the complex. Examples: I hear the laundry is closed after 9:00PM. Residents complain about the noise. Is there a quiet rule in place? Include the phone numbers and hours of the shuttle bus services offered by the counties and the city in the resident's brochure. Include hours of 1) the leasing office, 2) the main doors into the complex, 3) instructions on how the resident's portal works as well as its url. What are the evacuation guidelines should there be a fire? I see there are gaps in our apartment doors for smoke to come into our apartments. Does that meet fire codes? Will that be resolved soon? Why are there no grab bars in the showers and by the toilets? That is a safety hazard for senior citizens and is open to litigation. Please consider installing grab bars in apartments and the public restrooms. Suggest the carts in the trash room be sanitized and sprayed for odor control. The smell of garbage in the trash room can be overpowering even though the carts are emptied regularly. Suggest the carpeting in the three apartment floor corridors be cleaned regularly or replaced when needed. The stains are big and heavy in some areas. It's neither a good look for showing the complex to new tenants nor for the morale of the tenants. Suggest masks be available in the leasing office for the health and safety of disease control with Covid and/or another virus is rampant. The health of both residents and staff should be a priority in the complex. So appreciated the beautiful holiday decorations. The leasing agent went out of her way to make the lobby festive for all who live here!

Love my apartment. However, a few different floor plans are available but was not explained. Also additional charges for view 1st. 2nd or third floor charges and apt on corner of building not fully explained until you picked apt. Only utility you pay is electric, everything else is in rent. Building is not very secure. No mgr on site and sometimes door are not secure. Fire alarms go off in the middle of night for no reason and last a few minutes to a few hours. Not what I would consider active 55 and over. Aides, therapists and caregivers in out out all day. Very few residents participate in any activities.
