The common areas are spotless!!

This is an independent living community and mom is settling in nicely. They do not have a food program but the property manager cooks breakfast for all the residents one day a week. They offer a weekly bingo night, occasional movie nights and a puzzle room. I would recommend this community to family and friends.

Some Minor Problems

Manager and maintenance person here only in afternoon, M-F. takes a while to get problems taken care of. Common areas could use a good cleaning. Appliances in apts not always in good repair. Residents arrange activities and do good job. Generally most are friendly. Our apt is over 24 hr excercise business and fronts a main, busy street so noise is sometimes a problem for wife.

Review for The Lodge at Little Canada

Would absolutely recommend depending on their desires. This is an old building, since I moved in 1 year ago there has been problem with elevator (repaired within a few weeks), appliances are OLD, in my opinion should be replaced. Though if anything stops working it is quickly repaired or replaced, but I have never before lived with appliances this old without replacing. Having my own deck was the selling point for me, though deck wood is in desperate need of replacing, not in the budget til 2026I believe. This is in all a much friendlier, homier place , Scot does a great job overall.

Be Aware; Ask Questions

When talking about the rent be sure to leave room in your budget for rent raises. My rent is now $[removed] higher than when I moved in less than three years ago. If you can, eliminate your vehicle. Rent includes a monthly charge for a garage. Staff includes 3 maintenance people and an office person who is only there 4 days a week and never on weekends. Telephone contact is available for plumbing or other emergencies on the weekends, but response time is sketchy. No food is served in this building. Everyone cooks for themselves.

This is smoke free and close to public transit but no bike or extra stoarage. does allow cats, not dogs. Has everything but no storage is a big minus for me.

Unfriendly staff

This is nice facility--because of the residents who live here! They are friendly and help new people adjust to living here. However the staff--do not care about old people and are here less than 2 1/2 days a week. They listen to complaints and concerns but it goes in one ear and out the other. Many, many people here have problems with their appliances--of course they are all 15 years old and are changed from one apartment to the next. We are told if we have complaints to investigate and come with proof. Well our complaints and mostly concerns are never attended to. There is a lot of furniture in the hallway on one of the floors. They have been told about it and shown it but do nothing! It is a fire hazard. We pay $50 a month to park in the garage and others just park in there and that concern is not addressed either. Sidewalks are not shoveled and stacks of items in garage are not addressed either. Maybe they will learn that they should have listened to the old people--who are moving to newer more senior friendly apartments.

Overall evaluation from resident

I am a resident & most recently the on site manager position was changed to 3 days/week. This is inconvenient for both residents & prospective renters. Walk-in persons cannot be accommodated & it this may discourage them from pursuing further. No one is here to answer the phone when people call on the days there is no manager here. Currently, there are more than 10 parties moving. Rents are unpredictable from year to year & unlike many Senior buildings where rent goes up in the vicinity of 3%, Sherman Properties increase rent @ @ much greater than the norm. The property was painted & recarpeted ( carpet only in the Community Room) to get ready for a HUD inspection this year. Prior to that it was neglected & maintenance was poor. In my mind, it is better to maintain a building ( for example rotate painting the hallways on a 3 year basis, etc,), rather than allowing it to become in disrepair. The carpets in the hallways are stained & dirty & haven't been changed since the apt was built.The units themselves are very nicely laid out. Residents are friendly & share concern for each other. These last 2 statements support why I live here.

Great disappointment & frustration

In a previous review in July, it was stated that the onsite management position had been changed from full-time to 3 days a week. That has changed again, so an onsite manager is here only 2 & 1/2 days/week. This is a total disservice to all residents & prospective renters! Residents are actually standing & waiting in line to meet with the manager when she arrives on the given days. Several are inconvenienced by having to trek down to the office many times before they have success. This is unfair to them & the new manager. Perhaps this is Sherman's way of saving monies that should be dedicated to servicing resident needs. At what cost? Many vacancies in the building & many more coming in the next few months. The exorbitant rent percentage increase annually is far more than the 3% for most market rate senior buildings. Another issue is policy change ---- recently, a policy was changed & no one was made aware of it. Chaos & disappointment flurried! Those affected by the change ( the residents) were not given & have still not been given a written notice or explanation of the change. A typical business would have notified all affected with a written document a minimum of 30 days prior to its going into effect. This is an unacceptable practice for any management company. My question--- what would the investors think?? I am a resident & what makes this building tick is the people in it: friendly & caring. It's unfortunate so many have become discouraged enough to move elsewhere.,

Not sure why when these seniors sign a contract they don't offer month to month; when they? have to be hospitalized or end up in a nursing home for the end of their life; now we have to pay a buy out of three months at $3,000.00 and also a penalty of two months for breaking a contract.

Needs updates

Hardly ever have a manager in the office that you can speak to if the office manager is here the door is usually closed. Have not had hot water for 2 days now is to be fixed today remains to see. Have had issues with visitors in the building and had police here. Carpet in hall ways and stairwells needs to be replaced very old and stained. Appliances are as old as building most should be replaced with new. Many residents have purchased their own! They are just letting the building run down and raising the rents. Even new residents that just moved in are dissapointed.

Management has changed hands 3 times in 15 months. No one is available to ask questions and when you call the office your call is not returned. I wanted to move my parents into a smaller unit and was promised the next available, but because of the poor retention level to keep a manager, I have been overlooked. I will be moving my parents out of Blaine Townsquare as soon as I am allowed.
